Investor-First Waterfall Structure
Our capital stack is designed to prioritize the return of investor capital. In all investments, Terian Capital will receive preferred returns and the return of capital before the Developer receives any return of capital, payment of developer fees, or sponsor promote. This adds an extra layer of protection to our investors and ensures full alignment of interests.

Full Sail University, a school focused on programs in entertainment media and emerging technologies, is looking to enhance its student experience by offering on-campus housing. The Terian Group has entered into an agreement to develop the first phase of an intended three-phase project located north of University Boulevard, across from the University's main entrance. The initial phase will include approximately 181 units (576 beds), an integral clubhouse, and approximately 6,200 square feet of retail.

Emi on 50 is a 336-unit, 9-story high-rise multifamily development located in the heart of Orlando's vibrant Colonialtown and Mills 50 District. The site's urban infill location provides strong visibility and access, proximity to major employment hubs, and alignment with market demand for Class A rental housing. Designed with inspiration from the elements of the earth and rooted in Japandi aesthetics, Emi on 50 reflects the surrounding culture through a serene, nature-forward design approach. The project will be constructed entirely of precast concrete, ensuring durability and efficient delivery.
